Investing your reserves prudently is key to ensuring that funds are there when you need them most - so it's vital that your HOA's board members understand the state statutes and other rules governing how those accounts are managed. The realities of climate change are also changing the way Nevadans approach landscaping and lawn care—especially those living in multifamily communities like condos and HOAs. Several recently passed laws aimed at reducing nonessential water use have major implications for how association boards and property managers take care of their green spaces, including AB356, which prohibits the use of Colorado River water to irrigate nonfunctional grass starting in 2027. This presentation will discuss the law, as well as incentive programs like the Water Smart Landscapes rebate, and offer tips on how to replace thirsty grass with native plants and ground covers that look great without constant watering.
